Heads up: this is a working v1 of our terms, published so the rules are written down before Doorzad takes real listings. The final wording is with the business and will replace this page. It is not reviewed legal copy.

Doorzad is a property listing platform operated by Growinture Technologies Pvt. Ltd. ("we", "us"). By using Doorzad you agree to these terms. If you do not agree, please do not use the platform.

2. What Doorzad is — and what it is not

Doorzad is an intermediary: it publishes property listings that owners and agents create, and puts an interested person in touch with the lister. That is all it does.

  • We are not a party to any transaction between a lister and a buyer, tenant or PG resident. No sale, rent agreement or booking happens on Doorzad.
  • We do not verify ownership, title, price, measurements, approvals or possession of any property, and we are not a broker, a valuer or an advisor.
  • We hold no money from a buyer or a tenant. Doorzad never asks a buyer, tenant or PG resident for a booking amount, a token, a deposit or a fee. If anyone asks you to pay Doorzad for a property, it is not us — tell us at once.
  • A badge on a lister names only the check we actually did (mobile verified, address checked, RERA registered with the number). It is not a recommendation, and we do not vouch for anyone. Many resale and rental homes are not RERA registered, which is normal, but it also means no regulator stands behind the listing.

Do your own due diligence before you pay anyone anything — ask the lister for their own papers, visit the property, and check the documents with your own lawyer.

3. Your account

You sign in with your Indian mobile number and a one-time code sent to it by SMS. There is no password. Keep the SIM and the handset that receive the code secure — anyone who has them can reach your account. One account per mobile number. Our own staff use a separate console with an email, a password and an authenticator app; it is never linked from the product.

You may delete your account at any time from Account → Delete account. See the privacy notice for what that does.

4. Who may list a property

You may post a listing only if you are the owner of that property, or an agent with the owner's permission to advertise it. You must be 18 or older. Everything in the listing must be true on the day you post it, and you must keep it true — pause or close the listing when the property is no longer available.

5. Your listing stays yours

The words, photos and details you upload remain your content. By posting them you give us a non-exclusive, royalty-free licence to store, resize, display and share them on Doorzad and in the QR poster and share links the product generates, for as long as the listing is live plus the time it takes to remove it from backups. You confirm the photos are of that property and that they are yours to publish.

6. What you must not post

  • A listing for a property that does not exist, is already sold or let, or that you have no right to advertise.
  • Someone else's photos, floor plans or listing text.
  • A price, area or amenity you know to be wrong, or a bait price meant to generate calls.
  • Discriminatory conditions — refusing or restricting a tenant, buyer or PG resident by religion, caste, region, language, gender, marital status, disability or food habits. Doorzad will take such a listing down.
  • Duplicate listings of the same property to occupy more of a results page.
  • Anything unlawful, obscene, defamatory, or that infringes someone else's rights; harvesting other people's contact details from the platform; or interfering with the platform itself (scraping, automated posting, probing for weaknesses).

You are responsible for what you post, and for the consequences of it being wrong.

7. Moderation, and what we may do

A new listing is reviewed by our staff before it goes live. We may reject, pause or take down any listing, and suspend or close an account, when it breaks these terms, is reported and found to be wrong, or when the law requires it. You are told in the app (and by email, if we have your address) with the reason. Anyone can report a listing from the listing page itself — see the help page. We remove unlawful content when we are properly notified of it, as the law requires.

8. What Doorzad charges

Buyers and tenants pay nothing. Listers choose a plan, set out on the Plans page, which is part of these terms:

  • Starter — your first listing is free (an owner's first two); each further listing costs ₹99 for 30 days, paid in advance, and is paused when those days run out.
  • Pro — ₹2,499 a month (or ₹24,990 a year), renewed automatically through Razorpay until you cancel.
  • Success — nothing upfront; when a deal on a Success listing closes, 10% of the brokerage you earned (at least ₹500, at most ₹25,000 a deal), invoiced with GST. A deal on an enquiry that arrived while you were on Success owes the fee for 120 days, whatever plan you are on when it closes.

Prices include GST. Tax invoices are issued by Growinture Technologies Pvt. Ltd. (GSTIN 29AAICG5582A1ZJ). Cancelling and refunds are covered by the refund and cancellation policy. A listing with no enquiries for 60 days may be paused, and you can put it back at any time. We may change prices for the future with notice; a payment already made keeps what it bought. We never collect the brokerage itself on a lister's behalf.

9. No warranty

Doorzad is provided "as is" and "as available". We do not promise that a listing is genuine, accurate, still available or fairly priced, that you will find a buyer, a tenant or a home, or that the platform will be uninterrupted or error-free.

10. Limitation of liability

We are not liable for what happens between a lister and the person who contacts them — including any payment, advance, deposit or agreement you make with them. To the extent the law allows, we are not liable for indirect or consequential loss, and our total liability for any claim is limited to the fees you actually paid us in the twelve months before the claim. Nothing here excludes a liability that cannot be excluded under Indian law.

11. Complaints

If something on Doorzad is wrong, unlawful or yours and should not be here, write to our Grievance Officer. The name, the contact and the timelines we work to are on the grievance redressal page.

12. Governing law

These terms are governed by the laws of India, and the courts at Bengaluru, Karnataka have exclusive jurisdiction over any dispute arising from them.

13. Changes to these terms

We may update these terms. The date at the top of this page changes when we do, and we will say so in the app when the change matters to you. Continuing to use Doorzad after that means you accept the updated terms.
